DESCRIPTION WILLIAM H BROWN are pleased to present TO LET this property which enjoys a central position and has been extended to create a stunning and well presented five bedroom family home. Situated in the heart of the ever popular and desirable village of Heighington is this former water mill dating back to the 1700s, offering great access to Lincoln City Centre, A46 relief road, local RAF bases of Waddington, Digby and Coningsby as well as local shops, services, schools and amenities offered within the popular village. Built largely in Lincolnshire stone around 1730, the outside bears much resemblance to its use as a working corn mill, including the stack which housed the sack lift. Internally, much of the stone work, flooring and wooden beams have survived whilst the property has been tastefully modernised as a large and very comfortable dwelling. Its accommodation comprises 5 large double bedrooms and 5 bathroom/shower rooms, most of which have been modernised in recent years. The main bathroom has a spa bath and two of the shower rooms also have bidets plus all bathrooms/shower rooms have WC and wash basins. The older part of the building also comprises a large lounge and modernised kitchen extended over the mill stream which runs under the house. To show the mill race and stream to best effect the kitchen was extended about 10 years ago over the mill stream where a glass floor was installed. This can also be illuminated making this one of the favourite places in the house. The front of the building used to be simply a canopy built over the loading area when this was a working mill. In the 1980s this part of the building was modernised to provide a huge dining room/second lounge/office on the first floor leading out, through four large sets of sliding windows onto a decked patio and garden area, ideal for enjoying a glass of wine until the sun passes over the property where there is a second patio area to the rear to catch the last of the days sunshine. Directly beneath this room is another equally large room, on the ground floor, which currently provides great fun as a games room, together with its own bar and bar seating area. A useful store room and separate WC/cloakroom complete this area. Outside, to the rear of the property, is a very secluded garden which extends to about two thirds of an acre, including the mill stream which runs right through the garden. Apart from a few trout, the stream also contains roach, perch and bream. There are several specimen trees in this area, including alder, willow, Paulonia, Ginkgo. Liquidamber and Metasequoia plus an apple tree which has 4 different types of apple, including Russett and Coxes Orange Pippin. Some of this garden is deliberately kept wild to encourage wild life. We have seen several kingfishers, heron, wren, grey wagtails, long tail tits, fieldfares and waxwings, various species of duck, Canada Geese and others, many of which have happily nested and reared young here for several generations. There are various outbuildings which include double garage, brick built garden shed (used to be the old mill pump house) and wooden summerhouse, leading to the decked fishing platform. This is a truly magical and secluded place for anyone interested in wild life, the good life, hosting parties or just simply bringing up a family. 200 yards from the house is the centre of Heighington with its doctor’s surgery, post office, delicatessen, Spar shop, beauty parlour, etc., and two lively pubs both serving good quality pub grub. The house also has gas fired central heating throughout using two separate gas boilers rather than have the whole heating system dependent upon one gas boiler. All windows and patio doors are double glazed. Whilst the outside still has the industrial look of an old mill the inside has to be seen to be believed.
