About Fiji
Fiji is an exotic, beautiful, and progressive group of 322 islands located in the hub of the South Pacific with a total land area of 18,333 sq km. A former British colony, Fiji has been independent since 1970 and has a multiracial population of some 790,000 inhabitants. Only 9% of land in Fiji is Freehold and available for purchase. We offer for sale, lots of 1- 5 acres on four Fijian Islands.
Fiji is blessed with a tropical climate, beautiful beaches, breathtaking coral reefs, attractive flora, a unique blend of cultures and a friendly hospitable people. English is the official language and Fijian and Hindi are also widely spoken. The great majority of land in Fiji is held in perpetual trust for the Fijian people and only 9% has freehold title that can be bought and resold by citizens of other countries. Freehold land is, indeed, a precious commodity. All lots sold by us are Freehold properties.
There are no property taxes in Fiji. We require only 10% down payment and we finance your purchase at 7% over 8-12 years. There is a 10% discount on cash payments, and there are discounts for purchases of two lots or more.

Q: Can foreigners own land in Fiji Are there any costs other than the purchase price
A: About 9% of all land in Fiji is freehold and can be owned outright by foreigners. Land titles are guaranteed secure freehold titles under the Torrens Title System (similar to the system used in Australia and New Zealand). All titles are currently available with some lots providing direct sea access. In each case there is an elevated home site offering panoramic views of sea and mountains. Stamp duty of 2% of the purchase price is payable on the sale and purchase agreement on transfer. There is a yearly road maintenance fee for stage 3&4 of app. US$150.00 per year.
Q: Once I have property, how long can I stay in Fiji Do I need a visa How about a residency permit
A: Visitors to Fiji are allowed to stay in Fiji for up to four months in any one year on a visitor’s permit. Any person who is able to show that he/she has an assured income of a satisfactory amount from outside Fiji will qualify for a residents permit of up to three years initially, which can be extended.
Q: How about food and supplies Where do I eat
A: Lot owners and guests may enjoy the facilities of Dere Bay Resort and Koro Beach Resort which offer restaurants. Most owners currently order supplies through Cost-U-Less, a grocery service on the main island or take the ferry to Suva which goes twice weekly for supplies. Owners usually stay at Tulani Estates during their visits and while their homes are being built.
Q: What if I get sick Is there a hospital on Koro
A: Koro has a small medical facility. For anything outside of basic medical needs, residents use the facilities in Suva City on the main island. Koro has an airport for emergencies. Seaplane services can be chartered and can pick you up right at the resort pier.
